The following information is provided to assist in filing foreclosures in Garfield County.
E-filings
We accept e-filings submitted through GTS or e-mail for foreclosures filed pursuant to C.R.S. §38-38-101 (2). A DATADOC spreadsheet must be uploaded for each filing. The spreadsheet can be found here. Please identify all correspondence with your file number.
All filings
It is necessary to mail a check for all required deposits and/or additional fees. We do not accept a file until we have received all documents and the full amount of the required deposit. Those files submitted by email will be rejected back to the sender if a deposit is not received within 10 business days of file submission.
Files are reviewed for acceptance no later than the 10th business day after the later of;
- receipt of the total required deposit, or;
- receipt of the required documents.
Sales are scheduled for Wednesdays. Notification of missing or incorrect documentation will be sent via email. Upon receipt of corrected documentation, files will be placed back in the queue of new files. The file and deposit may be returned to the submitter if corrections are not received in our office within ten business days of notification.
After the Notice of Election and Demand has been recorded, a transmittal or email setting forth the sale number, sale date, expected publication dates, etc., will be sent to the foreclosing attorney’s office. Copies of file documents may be viewed in the Public Trustee’s database of the Garfield County website.

If an original note is provided by an entity that is not a qualified holder, it must be submitted via mail or in person.
